Age and authority

You must be at least 18 years old and legally able to contract to submit an investment or property enquiry. If you act for a company, trust or SMSF, you confirm that you have authority to do so.

General information only

Website content is general in nature and has not been prepared for your personal objectives, financial situation, tax position, immigration status, legal circumstances or SMSF obligations. Laguna Prime does not provide legal, tax, financial, SMSF, visa or investment advice. You must obtain appropriate independent licensed advice before acting.

Property information can change

Listings, prices, currency conversions, yields, income or occupancy estimates, completion dates, availability, tenure, taxes, fees, inclusions, plans, images and property details are indicative unless confirmed in current signed transaction documents. They may change without notice and may be supplied by owners, developers, vendors, agents or other third parties.

No guarantee of outcome

Laguna Prime does not guarantee rental return, occupancy, capital growth, resale value, finance approval, tax treatment, visa outcome, SMSF compliance, legal title, land status, development completion, construction quality, availability or the suitability of a property or transaction for you.

Your due diligence

You are responsible for independent legal, tax, financial, structural, title, zoning, permit, management and commercial due diligence. You should verify the seller's or developer's authority, transaction documents, land or lease rights, approvals, costs, operating assumptions and exit terms with appropriately licensed or qualified professionals before paying money or signing documents.

SMSF enquiries

SMSF-related content is provided only to identify property-side questions and possible areas for specialist review. Trustees and directors remain responsible for the fund's investment strategy, sole-purpose compliance, related-party rules, valuation, structure, tax treatment and all other legal obligations. Any decision requires independent Australian SMSF, financial and tax advice together with appropriate Indonesian legal advice.

Introductions and third-party services

Laguna Prime may, with your request or agreement, introduce independent lawyers, notaries, accountants, tax or SMSF specialists, property managers, developers, agents or other service providers. An introduction does not make that party a Laguna Prime employee or agent and does not make Laguna Prime responsible for the party's advice, conduct, fees, omissions, licensing, security or services. You must assess and engage each provider on terms suitable for you.

Later agreements govern later engagements

Any signed sale, lease, development, management, professional-services, referral or other transaction agreement governs that later engagement. If a signed agreement conflicts with general website content, the signed agreement controls to the extent permitted by law.

Website enquiries and consent

Public forms are for early-stage enquiries only. Do not submit passport, banking, tax-file, identity, source-of-funds or other sensitive diligence documents through a public form. If you consent to a professional referral, Laguna Prime may share only information reasonably relevant to that agreed referral. Sensitive diligence must later use an approved secure channel.

Website use

You must not misuse the website, interfere with its operation, submit unlawful or misleading material, impersonate another person, scrape or copy substantial content, probe security or use forms for spam or abuse.

Laguna Prime uses Google Analytics 4 to measure visits, page use, referral sources, device and browser information, approximate geographic patterns and general website interactions. Analytics information is used to understand and improve the website and enquiry journey. Google Analytics may use cookies or similar technologies and may process information outside Australia. Intellectual property

Unless otherwise stated, the Laguna Prime name, website design, copy, curated content, graphics and original media are owned by or licensed to Laguna Prime. You may use the website for personal evaluation of property opportunities, but may not reproduce or commercially exploit substantial content without written permission.

Liability and mandatory rights

To the maximum extent permitted by law, Laguna Prime is not liable for indirect, consequential or special loss arising from reliance on general website information, third-party content or independent professional services.
